Pre-Search
Firstly, it’s important to know how much you are comfortable spending, and if necessary, verifying this with a bank or lender to avoid unpleasant surprises later-on. To buy a property in the south of France usually requires at least 10% down payment. You also need coverage for the notary fees of approx. 7.5% of the purchase price, plus cash requirements by the bank.

The Search
Aside from having the criteria ready of the property you want to find (i.e. how many bedrooms, bathrooms, land, view etc.), we advise you to have a list of the top two or three neighborhoods that you could consider living in, and also ask yourself how your ideal lifestyle looks like. Think about how to get around, where your friends live, amenities you’d like to have closeby such as restaurants, shops or distance to the airport.
Once you find a home with us at Marks Real Estate and want to submit an offer, know that not everything will be negotiable. Although, we will do our best to get you as much as possible and help you to find a place to call home for the years to follow.
Contracts
When you have an accepted offer for a property, verbally or signed, your broker will communicate with your selected notary to draw up the preliminary sales agreement, or as its most commonly known ‘Compromis de Vente’. After signing the pre-contract, you have a 10-day period to pay the down payment. During this time you can also choose to withdraw from the sale without penalty.
The final sales deed, or ‘l’acte de vente’ usually takes around three months to conclude after the pre-contract phase. Do not worry if you cannot attend physically because the whole purchase process can be handled with power of attorneys and video-conferencing if need be.
Closing & Moving in
When the time comes, the notary and agent will set a date for the final signature where you will be the owner of your new home. This is when you are handed the keys and have full possession. Remember to carry out an insurance before the final signature and make a pre-closing visit to ensure everything is in good order. If this is the case, its time to celebrate your newly bought home.
